Central Pattana

Central Pattana Public Company Limited, a key subsidiary of the Central Group, stands as Thailand's largest retail property developer. Founded on June 17, 1980, as Central Plaza Co., Ltd., it emerged from a partnership between the Central Group, the Tejapaibul family, Saha Union Group, and other investors, with an initial registered capital of 300 million baht. The company went public in 1994, listing on the Stock Exchange of Thailand on March 1, 1995. Today, led by President and CEO Wallaya Chirathivat, Central Pattana oversees a vast portfolio of shopping malls, office towers, hotels, and residential projects across the country.

The company's brand identity revolves around the concept of a Livable Community, positioning its developments as integrated hubs that combine retail, offices, hotels, and residences. Its portfolio includes three main mall brands: Central (upscale regional malls), Robinson (mid-tier department stores), and Avenue (community malls). Central Pattana also operates business centers, convention halls, and co-working spaces under its own name. In 2024, the company announced a 150-billion-baht five-year investment plan to expand and renovate its properties, with a focus on transit-oriented developments in partnership with BTS Group.

While Central Pattana dominates the domestic market with over 30% of total retail space in Thailand, it has faced criticism over land acquisition and environmental issues, notably a 2022 project in Phuket that allegedly encroached on public beach access. Despite such controversies, the company continues to grow, with total assets exceeding 600 billion baht and a market capitalization of around 480 billion baht as of mid-2024.[edit]
