The way James Corbett frames it, you don't start with the towers or the timeline. You start with who walked away with money. Larry Silverstein signed a 99-year lease on the Twin Towers six weeks before 9/11. Corbett says the insurance on those buildings ran to roughly $3.5 billion, and that Silverstein ended up collecting near $4.5 billion, since each plane got treated as its own separate attack. That's the lens Corbett keeps pointing at: follow the profit if you want to understand any of it

There are a lot of people who benefited. And the easiest way to understand that is the literal monetary benefit. So who monetarily benefited from that day is a good way to start. And so, for example, I have a documentary called 9-11 Trillions. In that documentary, I start with Lucky Larry Silverstein, who hopefully people are aware of, was the property real estate developer who signed the lease, the 99-year lease on the Twin Towers, less than three months before 9-11. I think it was six weeks before 9-11 they actually closed the deal. And as a result of that deal, and as a result of him insuring the towers for three, I think it was three and a half billion dollars, even though they had been evaluated at $1.2 billion earlier that year. He specifically insisted on a clause that in the event that the tower is ever, I don't know, completely pulverized into dust, then I will be able to rebuild them and actually increase retail space and all of these interesting clauses and took out a very, very, very complicated insurance deal that interestingly was still not finalized on 9-11. which let's be skeptical about even conspiracy narratives so that, you know, if if lucky Larry Silverstein was really involved in the attacks in some way, wouldn't he have gotten all those I's dotted and T's crossed before 9-11? Anyway, at any rate, the long story short is that in the end, he ended up getting four and a half billion dollars off of his three and a half billion dollars of coverage because each separate plane strike was a separate terrorist incident that could be paid out separately and individually.
